Newtown is an Integrated Master-Planned Development, within the greater Nairobi Metropolis.  Once complete, it will comprise of five key precincts; Residential, Commercial, Educational, Industrial and Hospitality Precincts. Newtown sits on approximately 1000 acres and is located at Athi River, Machakos County, approximately 10km off Mombasa Road, along the Mutongoni Road. The conceptual layout is based on creating a central focal green space that can bring the community together.  This focal space will accommodate a wide range of recreational, social, and sporting amenities that will be accessible from various precincts of the development.

A secondary focal point is to be developed along the Mutongoni River, and it is the design intent to create an expansive water-front promenade for the residents, clubs and recreational amenities, as well as unique hotel developments. The primary aspects of the commercial and industrial precincts are to be directly linked and aligned to the Mutongoni Road, that is foreseen as a future link between Mombasa highway and Kangundo Road, forming the greater Eastern Bypass. Newtown is fully designed to enable efficient use of spaces, provide a multi-nodal transportation and modern smart-infrastructure network within the city, that will permeate the ambiance of all integrated land uses throughout the development.
